They will design your house to your specifications and materials while value engineering your design to meet your budget.

Pre-Construction Phase

The Pre-Construction Phase of the project is the most important in developing the overall success of a project early on. This is where the strategic planning and project development portion of the project take place. During this phase, the team concept is created with Platinum Construction and the Architect to collaborate the projects overall schedule, establish the projects budget, define the responsibilities for the project and determine the construction and bidding strategies that will be used. The design / build team of Platinum Construction gives us an advantage over our competition with the years of experience and expertise our firm has gained in the Construction Industry. We will help to provide you an insight on how the overall construction process works in this industry as well as the best solution for constructing your project in the most economical and timely matter. The following is a list of what our Pre-Construction Phase Service includes

  • Design Criteria Review – The Design / Build team will review your needs assessment to ensure the proposed design is everything you desire for your new home.  The Architect’s creative design solutions will give your project the ability to have a balance between function and form.  Thorough evaluation of the construction materials being used by Platinum Construction in this process helps to make sure that the design is affordable and functional to your building needs.

  • Project Schedule Platinum Construction will create the master construction schedule understanding the parameters of the project and your expectations of completion for the project.  We manage all disciplines within the project so that you are better assured of keeping your project on or ahead of schedule.

  • Team Responsibility Assignments – Each member of the construction team will be assigned and will know their key role and what participation will be needed to help complete the project at hand on time and on budget.

  • Cost Estimate Module Platinum Construction will create the project budget based on our past experience of similar completed projects. This helps establish what the costs will be early on to see if this project is financially feasible.

  • Value Engineering – This step is created to ensure that you are getting the best value for materials and construction systems used on your project.  Our past experience along with our years of knowledge and expertise in construction has helped us to gain valuable insight as to what will be the most economical materials and systems used for your project.

  • Environmental Reports – In this step the Architect(s) and Platinum Construction work in getting the geologic, soils, and survey reports completed for your project.

Other tasks included in the Pre-Construction Phase Service by Platinum Construction and the Architect(s):

  • Field staff assigned
  • Risk management instruments put in place
  • Submittal of preliminary plans and specifications to agencies for approvals
  • Project team reviews and accepts preliminary construction documents and cost estimates established for the project
  • Bid packages are developed by Platinum Construction
  • Pre-qualify and evaluate potential sub-contractor bid list
  • Establish bid date schedule
